OUR WOOD FLOOR SANDING AND REFINISHING PROCESS

STEP 1

The area to be sanded is given a thorough clean and we’ll punch nails deeper into the boards where required.

STEP 2

We’ll sand the floor with a weighted rotary sander, which removes less timber than a belt sander, so your floor will last longer.

STEP 3

We continue sanding, using gradually finer grades of sandpaper to remove scratches and discolouration and to give your floor a smooth finish.

STEP 4

Our team will sand the edges using a hand-held rotary sander, with the final sand being done with an orbital sander, leaving a smooth, scratch-free finish.

STEP 5

A water-based is applied to your floor to prepare it for coating. This can be followed by a thin coat of a desired toner if needed.

STEP 6

We apply two coats of a high density, two-pack water-based polyurethane for a durable finish.

We Don’t Cut Corners

Electrodry technicians guarantee an all-inclusive floor sanding and refinishing process. We take the time and effort to make your floor gets the treatment it needs. By using a weighted rotary sander instead of a belt sander, we take off less wood during the sanding process so your floorboards will last longer. Our equipment also allows us to refinish delicate timber floors without causing damage to them. We always use at least three grades of sanding discs, gradually increasing the fineness to remove damage without risking sanding swirls or scratches.

Our Costs

Our costs are all-inclusive and quotes include GST. Please note we charge a $50 fee to inspect the job and give a quote, but that fee is refunded when you hire Electrodry to do the job.

The costs for floor sanding and refinishing per square meter vary in different parts of the country, and understandable depend on the size of the room and the condition your floors are in.

FAQ ABOUT FLOOR SANDING

You can leave very heavy items like refrigerators for us to work around but in general, all furniture and personal items will need to be removed from the rooms we are sanding.

We can sand a small job (a single room) in a day while a medium jobs (up to 75 square metres) should take two to three days. The timing for larger jobs must be determined based on the size of the floor and the amount of work required. We’ll speak to you about timing when we’re quoting the job. If we are staining the floor or doing optional extras, the time required will increase by 24 to 48 hours.

Your floor will be ready to walk on the day after we finish the job but we do recommend just walking in socks for the first 36-48 hours. Return your furniture the next day, but you will need to attach new furniture pads under your furniture to prevent scratching. Heavy wheeled items must be kept off the floor for a week, as must rugs and other floor coverings.

While many floor sanding companies have a technician and a junior apprentice doing the job, we have highly skilled two-man crews getting your floors done for you. Other companies will apply two or three solvent-based coatings, taking a day to dry between each coat. Electrodry uses a rapid-curing two-pack floor coating that lets us apply multiple coats of polyurethane in one day.

Finding alternative accommodation is recommended in most cases, particularly if you are pregnant or suffer from asthma as the smells and noise from our work may be problematic. You can stay in your house if your most used rooms aren’t being worked on, just bear in mind that you will not be able to access or walk through the rooms being sanded.

There could be odours while we are working and applying polyurethane coatings, but these will dissipate quickly. There should be almost no detectable odour within four hours. This is because Electrodry uses high-quality water-based floor coatings that have rapid curing times and create minimal odours.

We know sanding is associated with making a huge mess but the Electrodry system is superior. Our dust capture system collects most of the dust we create while sanding. There may still be a light film of dust left on surfaces in the sanding area, but we wipe down the surfaces as part of our process.

While our process can remove most wooden floor damage, some pre-existing issues may remain or could affect the finish. These include:

1) Deep cuts in your floorboards cannot be sanded out, as the level we would have to sand the boards to would make the floor dangerously thin.

2) Weathered or water damaged floorboards may need to be replaced or may affect the tone and evenness of the end result.

3) Floors stained by urine may still have dark stains after sanding.

Electrodry Geelong can sand and polish hardwood and engineered wood floors. Engineered floors have a 2-3mm timber veneer over MDF board, which can be safely sanded using our rotary sanding process. Note that engineered floors can only be sanded once.

Electrodry’s Timber Refresh and Timber Restore can improve floors that have small scratches, are worn, discoloured or have a build-up of dirt and cleaning solutions. Both of these services take just one day and are cheaper than sanding. We find that some floors need more though.
